While it's generally true that house shopping is easier in the Spring and Summer, that doesn't always mean it's the best time to do it.

Honestly, financial and real estate professionals will tell you that the best time to buy a house is when you're ready, regardless of the date on the calendar.

There are tons of great first-time homebuyer programs in effect all over Western New York that aim to help make the tough process of homebuying a tad bit easier. That's because those homebuyer programs have housing experts who know their stuff and are dedicated to helping you find your new home.

If that's not enough, there are also several grant programs that can help you get those down payment or closing costs funds together if you don't have enough cash set aside. As the cost of houses has increased significantly, these financial programs have become even more useful.

If you're looking to make 2024 the year you buy your first house, then New York State has something you want to check out that might make a difference for many folks.

New York State Offers Up To $30,000 For New First-Time Homebuyers

If you're looking to buy your first home and that home is in the Empire State, then some serious cash may be available to you to help make achieving that dream a reality.

As part of the state's efforts to improve housing in New York, the town can provide up to $30,000 towards their down payment and closing costs.

The New York State Mortgage Agency (SONYMA) is making its DPAL PLUS Achieving The Dream Program available to New Yorkers who meet certain eligibility requirements. The program, which launches on Wednesday, January 31, 2024, will offer up to $30,000 to homebuyers. This program is sure to be a big help for many folks in one of the most expensive states to live.

Our goal is to put affordability for first-time homebuyers upfront... I think now in particular because real estate prices have gone so bananas everywhere, SONYMA has become an even more important tool...
