The thriving Hertel Avenue business district has prompted an investment group to pay $1.625 million for a mixed-use building near Ristorante Lombardo’s.

Buffalo’s Nationwide Real Estate LLC bought the circa 1920-era, 11,310-square-foot building at 1225 Hertel Avenue from BD Hertel L.P. The deal between the two investment groups closed on Sept. 4, according to documents filed in the Erie County Clerk's office.

The three-story building, located just west of Colvin Boulevard and one block away from Lombardo’s, is anchored by 12 one-bedroom apartments and three street-level commercial storefronts.

The deal works out to $139,583 per apartment and storefront.
