Two projects totaling $50.1 million in private sector development are headed to the Niagara County communities of North Tonawanda and Wheatfield.

And the North Tonawanda project could see a Hamburg-based home builder and developer undertake his first Niagara County project.

Both projects will begin a review—for tax breaks and incentives—from the Niagara County Industrial Development Agency on Sept. 11.

Up for review:

  • 235 River Road LLC, an affiliate of Alliance Homes of Hamburg, is proposing a $36.665 million project that will see the development of a mixed-use complex anchored by 87 market-rate apartments. The apartments will be a mix of one-bedroom and two-bedroom units.
    The site currently houses a pair of vacant warehouses and an auto repair shop that also sits empty.
    235 River Road LLC is proposing to demolish the existing structures and replace them with a pair of four-story buildings.
    North Tonawanda Mayor Austin Tyluc said the project will “transform an underutilized industrial site that is contaminated as a result of its long-term industrial use into a new project that is consistent with the city’s planning goals and objectives.”
    If the development team receives tax breaks and incentives that could potentially reach $4.8 million and North Tonawanda finishes its review, construction could start next year.
  • MT Altimeter LLC is planning an 80,000-square-foot cold storage and micro-fulfillment building at 6410 Inducon Corporate Drive in Wheatfield.
    The $13.45 million project is designed to fit a growing need for more cold storage space in the region.
    Construction is expected to start next year.
