A 99-year-old Delaware District home has become Erie County’s 38th private residence, this year, to sell for more than $1 million.

Developer Tim LeBoeuf and his wife, Brooke, paid $1.523 million for a circa-1925-era house at 92 Cleveland Ave. in the heart of Buffalo’s Delaware District. The house had been owned by Cleveland Avenue Development Inc., according to documents filed July 18 in the Erie County Clerk's office.

The five-bedroom house has 8,416 square feet and is near the Nardin Academy.
For Buffalo, the deal marks the 11th private residence this year to sell for more than $1 million.

Within the regional residential real estate industry, a $1 million-plus sale of a house is considered a key economic benchmark.
