Two suburban homes—one in the Southtowns and the other in the Northtowns—have become the 45th and 46th private residences in Erie County to sell for more than $1 million this year.

The two are part of a trend that could see Erie County set a new benchmark for the sale of homes going for at least $1 million.

Last year, the record was set with 56 homes selling for $1 million or more.

The latest deals:

  • 633 Knox Road LLC paid $1.375 million for a three-bedroom, 2,878-square-foot house at 633 Knox Road in East Aurora. The deal closed Aug. 13, according to documents filed in the Erie County Clerk's office. Included in the property are 13.8 acres of land. The five-year-old house had been owned by Alexander and Ellen Krylove.
  • And, in Clarence, Ryan and Kaitlyn Marie Hartman paid $1,030,000 for a five-bedroom house at 5376 Via Del Sole. Built in 1998, the house has 3,634 square feet and had been owned by Snoop and Sheena Prablau, according to county clerk’s office documents.

The sale of $1 million-plus homes is considered a key economic indicator within the region’s residential real estate industry.

A sprawling Amherst estate that includes a six-stall horse barn has become Erie County’s 37th private residence to sell for more than $1 million this year.
