Housing Market Continues to Grow in Erie County
With slightly more than three months left in the year, Erie County remains on pace to see a record number of private residences sell for more than $1 million.
The sale of the homes with price tags north of $1 million has just surpassed the half-century mark and well on its way of besting 2023’s record 57 houses and private residences that passed the seven-figure benchmark.
The two latest $1 million-plus home sales, as filed with the Erie County Clerk's office are:
- For the second time in less than one week, a house on Buffalo’s Meadow Road - in the heart of the city’s Delaware District - sold for $1.1 million.
In the most current deal, Carolyn Gioia paid $1.1 million for a two-bedroom, 2,432-square-foot house at 120 Meadow Road. The French Provincial-style home, constructed in 1960, had been owned by Jan Shine. The deal comes less than one week after a neighboring house at 114 Meadow Road also sold for $1.1 million.
“Houses like that sell because of the limited market and they sit in a great location,” said Kristan Andersen, a broker with Gurney Becker & Bourne.
The 120 Meadow Road house was on the market for less than two weeks.
- And, in Clarence Center a four-bedroom, 6,319-square-foot house at 7260 Countryview Lane sold for $2.15 million with Rachael Lowe buying it from Laura Rabadi. Developed by prominent home builder Howard Zubin, the house was. Constructed in 2009.
The sale of $1 million-plus homes serve as a key economic benchmark within the region’s residential real estate community. Thus far, 51 homes in Erie County have sold for more than $1 million this year.
