Another Sale, Another Million Dollar Price Tag for Elmwood
For the second time since last weekend’s Labor Day weekend, a private residence has sold for north of $1 million.
Well north, to be exact.
According to documents filed in the Erie County Clerk's office, Michele Lee paid $1,489,150 for a condo in the year-old 1111 Elmwood condominium complex.
Lee bought the condo from 1111 Elmwood’s developer, Affinity Elmwood Gateway Properties LLC, according to county clerk documents.
Since 1111 Elmwood—a key gateway development at the corner of Elmwood and Forest Avenues and leading into the Elmwood Village—opened in mid-2023, 11 of its 41 condos have been sold, and another five are under contract and expected to close later this fall or by early winter.
All nine of 1111 Elmwood’s penthouse units have been sold or are under contract.
The deal is the 53rd sale of an Erie County private residence this year that topped the $1 million sales threshold. Of that, 16 have been in the City of Buffalo.
The sale of $1 million-plus homes is considered a key economic benchmark within the region's residential real estate market.
Erie County is on pace to set a new record this year for the sale of homes that exceeded the $1 million transaction price.
