The former Flappy’s Pub/Ryan’s Grayside Grille, a popular West Seneca restaurant, is headed for a new life.

Having been acquired by Bibbioi-Bubbioi-Boo LLC, the 1.21-acre property at 5700 Seneca St. (and the intersection of Transit Road) is planning a mixed-use conversion of the 7,156-square-foot, two-story building. The project is being shepherded and overseen by East Aurora-based Carner Development Group.

Tentative plans, according to Carly Luksch, Carner Development marketing manager, call for the building’s second story to be converted into apartments while a commercial or retail use is being eyed for the first floor.

No tenants have been signed.

“We are open to any conversation,” Luksch said.

Bibbioi-Bubbioi-Boo LCC paid $900,000 for the property, buying from 5700 Seneca Street LLC, according to Erie County Clerk’s office filings.

The building, constructed in 1950, has been home to a number of bars and restaurants, including Flappy’s Pub and the Grayside Grille.

The deal was brokered by Hunt Commercial Real Estate’s Nick Giammusso and Clarke Thrasher.

In another deal, a circa 1940-era, three-story, 15,600-square-foot building at 831 Niagara St. on Buffalo’s lower West Side was bought by local investors Hikers Hall LLC.

Hikers Hall LLC paid $605,000 for the multi-tenant, mixed-use building, buying it from Niagara Hall Associates.

The building includes both commercial space and upper-level apartments.
The deal was brokered by John Weber and Rick Recckio from Recckio Real Estate.
