A trio of suburban commercial real estate transactions saw the sale of an Orchard Park apartment complex, a mixed-use building along the Main Street spine of Williamsville, and the sale of a vacant Lancaster parcel that is being eyed by the West Herr Automotive Group for a new dealership.

The deals - all recorded in the Erie County Clerk’s Office - are:

• Investors BRPI LLC paid $820,000 for nine-unit apartment building at 6321 W. Quaker St., Orchard Park. The deal closed on May 13.
The building had been owned by the Ronald R. Fierle Living Trust 020300, who owned the complex since 2001.

BRPI LLC paid $91,111 per apartment for the complex, which falls in line with the regional per apartment sale average of $91,701 as tracked by CBRE/Upstate.
Constructed in 1969, the building has 12,720-square-feet.

• Caniesates LLC paid $1.725 million for a mixed-use building at 5415 Main Street in Williamsville, buying it from GNZR Inc., according to May 16 filings in the county clerk's office.

The building, which dates back to 1940, has 10 apartments and three street-level retail spaces.

• West Herr, through its WHAG Properties IX LLC paid $700,000 for 16 vacant acres along Transit Road in Lancaster, buying it from 81&3 of Florida Inc. The company is working on plans for a new dealership at the site.

The deal closed on May 15.
