Try… $2 million in the case of the oil change and $1.7 million for the Whopper.
That’s because out-of-town investors paid that much, respectively, for a Take 5 Oil Change location in West Seneca and a Burger King outlet in Cheektowaga.

Both were among recent $1 million-plus commercial deals recorded in the Erie County

Clerk's office.

The deals:

  • In the case of the Take 5 location, Dallas-based NS Retail Holdings LLC paid $2 million for the property at 1940 Ridge Road, West Seneca.
    Quattro West Seneca LLC had owned the property.
    Take 5 Oil Change remains in place.
  • Brooklyn-headquartered BMK Realty LLC paid $1.7 million for the Burger King at 4199 Union Road, Cheektowaga, buying it from Six Foot Hero LLC.
    The Burger King, operated by Syracuse-based Carrol’s Corp., remains open.
  • A trio of adjoining parcels, once home to the now-closed Mr. Top Soil, were acquired by Stankiewicz Enterprises Ltd., who paid $1 million for the 12-acre property.
    Donna Spanitz had owned the land, located at 3419 Broadway, 3425 Broadway, and 3443 Broadway., Cheektowaga.
  • Investors Keresztur LLC paid $1.2 million for an eight-unit apartment building at 283 W. Delavan Avenue, Buffalo.
    The building, which dates back to 1900, had been owned by investors Mazel on Main LLC.
    The deal works out to $150,000 per apartment.
