For the third time in the past week, a house in Buffalo’s Delaware District has sold for more than $1 million.
And a private residence in Clarence’s Spaulding Lake subdivision also sold and crossed the $1 million threshold.
Taken together, the two sales—both recorded Oct. 30 in the Erie County Clerk’s office—are the county’s 63rd and 64th house to sell for more than $1 million this year.

The sales:

  • CHK Revocable Trust NY-1 sold a five-bedroom house at 65 Middlesex Road—not far from Delaware Park—for $1.55 million with LIXL Revocable Trust buying the circa 1920-era home.
CHK Revocable Trust bought the house in 2021 for $1.4 million, buying it from former Buffalo Sabres’ General Manager Jason Botterill.
  • The Bill Body Revocable Trust paid $1.23 million for a four-bedroom house at 5056 Rockhaven Dr., Clarence.
The 4,184-square-foot house, built in 2022, had been owned by the Deborah Mason Living Trust, 080112.
Sales of homes going for more than $1 million are considered key economic benchmarks within the region's residential real estate landscape.
